All purchases must be made through the La Perla Del Mar sales office, or a licensed real estate agent.  

By securing a bank trust (Fideicomiso) or forming a Mexican Corporation, the process of purchasing land is as secure as purchasing in the states. A Fideicomiso is a 50 year perpetually renewable and transferable Bank Trust. This trust is a legal substitute for deeded ownership and is provided to non-nationals so they may own property in the formerly restricted zone (beach area).  This system of ownership is sanctioned by the Mexican government, provided for under the Mexican Constitution and secured by the Central Bank of Mexico.

 

As part of the purchasing process, we will provide you with the tools needed for obtaining title to your property, including recommended bi-lingual notaries. 

 

The design of each home should follow simple form and clean lines to adhere to the principles of our developmental objectives. 

La Perla Del Mar has built strong relationships with well-qualified professionals, including architects, engineers, and builders. Upon purchase of your lot, we will gladly provide architectural guidelines to help execute your vision. 

 

A passport and a visa are required to travel in Baja.  

 

Visas can be purchased immediately as you cross the border into Mexico if you are driving; or, it may be purchased at San Felipe Intl Airport if you are using air travel. Paperwork can be completed ahead of time by visiting this websiteStopping for verification at the border is still necessary.

Just 3 hours past the borders of Mexico, driving through Baja has never been so easy and comfortable as it is today. Recent upgrades to highways and access to navigation will get you to San Felipe quickly and safely.
