San Felipe's La Perla del Mar is owned by a Mexican Corporation, WEHECO INC, which was established in 2004 by the Wehe family, who are American Citizens. This corporation was specifically formed to buy and sell land in the formerly restricted zone (beach area) to non-nationals of Mexico in the form of a Fideicomiso (Bank Trust). WEHECO INC holds a free and clear title to the La Perla del Mar property. Proof of title to La Perla del Mar will be made available to you upon your request, and a copy is displayed in the Sales Office at all times. The Wehe family has taken all of the necessary, precautionary steps to obtain clear title to this property so that you can feel secure in your ownership of your land and home. The process of buying land within the La Perla del Mar development is easy. It can be done one of two ways. The first way is through an Irrevocable Fideicomiso, which is a 50-year perpetually renewable and transferable Bank Trust. This Trust is a legal substitute for deeded ownership and is provided to non-nationals so they may own property in the formerly restricted zone (beach area). This trust system of ownership is sanctioned by the Mexican government, provided for under the Mexican Constitution, and secured by the Central Bank of Mexico. The second way to purchase property is through a Mexican Corporation. As part of the purchasing process a representative of WEHECO INC will provide you with references for an accountant and notary lawyer that will assist you in forming your Irrevocable Fideicomiso, or Mexican Corporation. - Title Insurance is available through Stewart Title in order to protect your investment. A copy of the master commitment will be made available to you at your request, as well as Stewart Title's contact information.
